Transform
a derelict radio station into a number of fully refurbished
office suites suitable for letting.

The entire 14,000 sq ft of Ocean House, Segensworth West,
Fareham, Hampshire.

Our Approach: |
From the
start, it was clear that this was going to be a major
transformation project with large scale external and internal
works. To be completed in just twelve weeks. It included:
Strip out the soundproofed and
air-conditioned studio complex.
Removal of the special heating and air conditioning machinery
above studios.
Demolition of the large reinforced concrete slab that supported
the machinery. This had to be achieved using industrial nibbling
and cutting machinery to minimise the noise, dust pollution and
avoid upsetting the neighbours.
Cutting and re-positioning a number of high-level, structural
steel beams.
Pouring a new reinforced concrete floor to extend the existing
first floor over the studio area.
Replacing all the external widow frames and re-finishing the
cladding in a shade of silver selected by the Client.
On the inside, we replaced insulation, electrics and lighting,
WC's, plumbing, air conditioning, partitioning, doors, ceilings,
flooring and then re-decorated throughout.
As Principal Contractor, ODT took full responsibility for the
project. We were also appointed as Buckland's CDM Coordinator.

Outcomes:

|
We
delivered the project on time, and in accordance with the
evolving plan.
According to the Commercial Agents, the building is now an
attractive lease opportunity, either as a single unit or as six
individual suites.
The heavy structural work, which was originally proposed by ODT,
has increased the net space by almost 10%. |
